How we build your home

1. First conversation We sit down with you, go through your drawings, your budget and what you want from the house. If your plans aren’t finished yet, we can work alongside your architect to keep the design in line with your budget.

2. Clear, detailed pricing You get a detailed, itemised price broken down stage by stage, so you know exactly what’s included and where your money is going. No vague lump sums.

3. Planning the build Before we break ground, we put together a build programme and coordinate the engineer, building control, and service connections for water and electricity, so the job runs smoothly from day one.

4. On site From groundworks and foundations through to blockwork, roofing, first fix, plastering and second fix, our own tradesmen and trusted subcontractors deliver every stage to a high standard. You’ll be kept up to date throughout the build.

5. Finishing and handover We finish the interiors, fit bespoke joinery and kitchens through our sister company, Method Kitchens, and complete driveways and landscaping. We then walk you through your new home and put right any snags before handover.

How long does a new build take?

Most new homes take 12 to 18 months on site, depending on the size, design and the weather. We’ll give you a build programme before we start, so you know what’s happening and when.

Do I need planning permission before I contact you?

No. Get in touch at any stage. We’re happy to price from early drawings and to help you make design choices that suit your budget before anything is fixed.

Can you work with my own architect?

Yes. We work with architects and engineers across Co. Armagh and beyond, and we’re just as happy to recommend people we trust if you haven’t appointed anyone yet.

What does a new build cost per square foot?

It depends on the size, the spec and the site, so we won’t quote a figure that turns out to be meaningless. What we will do is give you a detailed, itemised price broken down stage by stage, so you can see exactly where your money is going and adjust the spec if you need to.

Do you handle Building Control and the service connections?

Yes. We coordinate Building Control inspections, the structural engineer, and the water and electricity connections as part of the build.

Can you knock down my existing house and rebuild?

Yes. We handle the demolition, site clearance and the full rebuild.

Who is on site day to day?

Your build is run by our own construction manager, with our tradesmen and trusted subcontractors. You have one point of contact for the whole job rather than chasing a dozen different trades.

What happens at handover?

We walk you through the finished house, note anything that needs put right, and complete the snags before you move in.
